Colombia Real Estate Investment Visa: Your Path to Residency

Colombia offers a Real Estate Investment Visa (M-10) to foreign nationals who invest in property within the country. This visa provides an opportunity to reside in Colombia and potentially progress towards permanent residency.

Benefits and Restrictions of the Real Estate Investment Visa:

  • Validity Period: The M-10 visa is valid for up to three years, allowing holders to live in Colombia during this period.

  • Family Inclusion: Visa holders can include immediate family members, such as spouses and children, as beneficiaries under their visa.

  • Work Limitations: This visa does not grant the right to work for Colombian companies.

  • Path to Permanent Residency: After holding the M-10 visa for five consecutive years, individuals become eligible to apply for a Resident (R) visa, leading to permanent residency.

  • Continuous Stay Requirement: Visa holders must not be absent from Colombia for more than six consecutive months to maintain their visa status.

Specific Requirements for the M-10 Visa:

  1. Property Investment:

    • Applicants must invest in real estate valued at a minimum of 350 times the Colombian minimum monthly wage (SMLMV). As of 2024, with the SMLMV at COP 1,300,000, this equates to an investment of approximately COP 455,000,000 (around USD 120,000).

  2. Certificate of Ownership (Certificado de Libertad y Tradición):

    • An official document from the Public Registry of Property confirming ownership and details of the property. This certificate should be no older than 90 days at the time of application.

  3. Certificate of Direct Foreign Investment:

    • Issued by the Banco de la República (Central Bank), this certificate verifies the registration of the foreign investment used to purchase the property.

  4. Financial Solvency:

    • Applicants must provide personal bank statements from the three months preceding the visa application to demonstrate financial stability.

  5. Health Insurance:

    • Proof of a health insurance policy covering risks such as accidents, illnesses, maternity, disability, hospitalization, death, and repatriation for at least one year. If the policy is not in Spanish, an official translation is required.

Additional Considerations:

  • Visa Duration: The M-10 visa is typically granted for a period ranging from one to three years, at the discretion of the immigration officer.

  • Government Fees: Applicants should anticipate government fees, including approximately USD 55 for the application and USD 271 for the visa issuance.

  • Property Maintenance Documentation: For visa renewals, applicants may need to provide evidence of ongoing investment, such as payment receipts for public services, property taxes, and building administration fees.
